SECTION 8 INCOME GUIDELINES:
Area median income levels published each year by HUD, are used to determine eligibility for Section 8 subsidized rental housing. The median income is given for specific towns or counties in each state. To access the Median Income Limit for your town, use HUD’s Income Limits Documentation System at https://www.huduser.gov/datasets/il/il2026.
INCOME CHART EFFECTIVE APRIL OF EACH YEAR:
To find income limits for Section 8 housing, click on the year, scroll down to the button for searching in Connecticut, look for the town or county in which the housing is located. Then select “View County Calculations” to determine eligibility for HUD’s assisted housing programs.
FAIR MARKET RENT:
Fair Market Rent, generally calculated as the 40th percentile of gross rents for regular, standard-quality units in a local housing market, is often used in tandem with Area Median Income to determine rents for Affordable Housing in Connecticut. For the most recent Fair Market Rent in your area, visit https://www.huduser.gov/portal/datasets/fmr/fmrs/FY2026_code/select_Geography.odn.
FAIR MARKET RENT CHART EFFECTIVE AUGUST OF EACH YEAR:
To access the fair market rent in your area, click on the Fair Market Rent link above, then “Connecticut – CT.” Select a town or a county, then click “Next Screen.” The website will then show you the Fair Market Rent(s) for the town or county selected.
